Q: What homes are available now?
A: Cottage homes are currently available for purchase.
Q: What are the HOA fees and what do they include?
A: The HOA owns all public space, roads and land surrounding your house. Home buyers will own their house and the footprint the house sits on. The HOA fees will be $250 monthly. This includes lawn and landscaping maintenance, irrigation, snow removal, garbage fees, road maintenance, and annual exterior window washing. You can find a copy of the Offering Plan here.
Q: What are the property/school taxes?
A: The town of Rotterdam has assessed the property/school taxes at approximately $8,000 annually. Please note this does not include STAR savings or any potential credits for veterans, etc.
Q: What is a realistic timeline for moving in at Whispering Pines?
A: Cottages are being built in approximately 150 days (season dependent).
Q: Are the cottages/townhomes customizable?
A: Structural changes are not permitted. Choices will be available for exterior color schemes, kitchen and vanity cabinets, countertops, flooring, plumbing fixtures and lighting fixtures.
Q: Is there a model home?
A: Yes, the model home is complete. Please contact TriStar Realty to schedule a tour with an agent.
Q: What are the prices of the cottages and townhomes?

Q: Will either the cottages or townhomes be available to rent?
A: There will be an option to rent a townhome. The cottages are for purchase only.
